JOSS owns office properties in Washington, D.C., New York, Philadelphia and Southeastern Florida. Our investment focus is to create value through strategically acquiring office properties in our target markets and leasing and managing these properties to maximize cash flow and value. Each asset is treated as a stand-alone business with a focus on maximizing long-term value for our investors.
 
JOSS began acquiring office properties in 2005 and, in 2007, co-sponsored PJSC-JOSS Real Estate Partners I, LLC (the “Fund”), an investment fund geared toward purchasing office properties in our target markets, with the Peter J. Solomon Company, L.P. (“PJSC”). Founded in 1989 and headquartered in New York City, PJSC is a leading independent strategic and M&A advisory firm with more than 40 professionals. The Fund is fully invested. Earlier acquisitions were capitalized by employing 10-year, fixed-rate securitized mortgages and equity. The equity was syndicated among high net worth individuals, family offices and endowments.
 
In 2008, JOSS began to originate and purchase whole loans, preferred equity, mezzanine loans and B-notes with an emphasis in the office sector in our target markets.
 
BMS Real Estate Services LLC provides a competitive advantage in due diligence and property management services in select markets.
